Under these circumstances, I would go to
the FAA registration, get the name and address of the owner, and contact him
directly. This broker sounds like he doesn’t have the best interests of
either party at heart.

have knowledge of IV-P N845CM?
HI THERE
About 18 months i tried to buy N845CM. the broker was Optisky, and in person Ken Gedney.
I believe that there is now a
different broker trying to sell the aircraft.
it was owned by a Doctor (dermatologist ??) in Tulsa. he owned for at least six years.
ultimately he went to a Cessna 421 because i believe he is over six feet tall
and it was a tight fit in the Lancair.
he was instructed early on by Rudy Haug.
Ken
Gedney was the broker. I met Ken when i bought a Cessna 210 as a backup
airplane. at that time ken was listing N845CM at about $215K; i offered to
trade my Cessna 340A for the Lancair. Ken said that he would not tender the
offer to trade. He said to me "why should i? i have an exclusive and i
sell the owner his insurance" i also offered $175k at that time.
in the course of the purchase of the Cessna it got a little unpleasant dealing
with ken.
i mention that part because of the sale of N845CM.
the present owner paid about $175k, i do not know exactly but in that range. he
is a 500 hour pilot and i do not believe that he has a lot (or any) complex
time. Ken told this low time pilot that insurance would be no problem, easy. So
this person bought the airplane, figuring that since insurance was easy/no
problem, he would worry about it later.
the present owner then discovered that he could not get the insurance coverage
he needed to fly the airplane; he contacted several LOBO instructors and was
not able to get the training he would need to qualify for insurance.
i believe that he never flew that airplane and it may still be on the ramp at
Optisky. WHERE you will find Ken Gedney
the only other thing that i know is that the air conditioner flows weakly, or
did.
nothing i know about N845CM would indicate that it is a bad airplane, i just do
not know

I am
trying to get to Texas
to see 845CM with the intent to purchase it if it looks OK. If anyone
knows about the plane, the builder (David Euzarraga) or the previous owners, I
would appreciate any information you have.
