The only other
variable is the prop. I'm using a 3 blade Warp Drive prop, and I'm
starting to question how well it may be working.

My
guess would be the prop first, then the BUC.
The
prop is the easiest to change. Can you borrow one from someone for a week or so?
That way you'd have known performance to compare with.
