I know of one in western Washington on the Olympic peninsula at Sequim Valley airport (W28), due south of Victoria, B.C. that is just getting underway. Called "Discovery Farm" and situated next to the airport property, its developer is selling lots at $150K-185K with a one time airfield access fee of $85,000.00. Conformity requires houses be valued at least $250K to be eligible. Hangars extra. So far only one home is a-building. Think I'd rather live a mile or so away and spend my money building an airplane!
A few miles north, closer to the sea lies Rake Glen, a private 1,600 ft. grass runway. One of the homes there is on the market for $860K. Don't know about fees. There are more modest home/hangar combinations on either side.
A few miles to the east on the tip of Diamond Point lies another private and somewhat pricey airpark (2,300 ft. paved runway) whose members boast the largest fleet of Globe Swifts in the country. Home/hangar combos on either side of the runway, and off-field plane owners (as I understand it) have right-of-way on community streets when taxiing to and from the strip. Don't know the particulars of fees and covenants.
In Lynden, WA, there's a quasi-airpark situation. Jansen Field (38W), (2,400 ft paved with adjacent grass runways) previously on the outskirts, has now been enveloped by the town. The airport is operated by the city but keeps the covenants of the bequeathers. Hangars lie on the south side, while upscale homes with hangar/garages (and direct access - about 30 feet to the taxiway) have been built on city lots on the north side of the field. Not sure what if any access fees are paid by home/plane owners.
There are more private airparks, paved and unpaved, situated on several of the San Juan islands north of Seattle as well as more than many scattered throughout the state, but I don't have any factual data on their fees and agreements.
